Selling a Planet Fitness property is not simply a matter of finding someone who likes the tenant name. The strongest buyer match depends on the lease, rent, guaranty, location, building, financing environment and the property’s likely resale story.
Who buys Planet Fitness properties?
Planet Fitness real estate can attract several pools of capital, but they do not all underwrite it the same way. Some buyers emphasize dependable income and remaining lease term. Others focus on financing, replacement rent, land value or the property’s reuse if the tenant eventually leaves.
- Private net-lease and 1031 exchange buyers who can distinguish Planet Fitness, Inc. from the franchisee, area developer, lease tenant and guarantor actually responsible for rent
- Retail and fitness-property investors familiar with franchise clubs, high parking demand, locker-room plumbing, showers, HVAC loads and the cost to backfill a large service-retail box
- Shopping-center owners that value recurring member traffic but also underwrite exclusives, parking allocation, co-tenancy, shared access and the effect of a health-club use on neighboring tenants
- Regional fitness operators, medical, recreation, education and entertainment owner-users that can reuse open floor area, locker rooms, electrical capacity and an established fitness entitlement
- Value-add and redevelopment buyers that price a dark or short-term club from replacement rent, subdivision cost, de-specialization and residual parcel utility rather than the Planet Fitness sign
A credible marketing process should identify which of those buyer groups fits the actual property before broadly circulating it. A long-term corporate lease in a major market is a different product from a short-term lease, a high-rent location or a specialized building in a smaller trade area.
Sell your Planet Fitness property to the right buyer
“Planet Fitness buyer” is not one profile. A 1031 exchange buyer may prioritize certainty and timing. A private investor may emphasize financeable lease term. A fund may require a specific guaranty, market size and check size. A local operator or developer may see more value in the site than in the remaining income. The seller’s job is to present the property to the capital most likely to value its actual strengths.
What determines the value of a Planet Fitness property?
Cap rate is the visible number. The buyer’s confidence in the income and the real estate underneath it is what produces that number.
Tenant and guaranty
Planet Fitness is a public franchisor, but most clubs are run by independent franchise groups. Buyers underwrite the legal tenant and written guaranty at the address, then evaluate the franchisee ownership structure and club obligation without assuming the public company supports the rent.
Lease and rent
The lease must be aligned with the franchise term, brand-transfer requirements and remodel obligations. Buyers also test assignment and change-of-control language, go-dark rights, parking and exclusive-use provisions, and responsibility for HVAC, plumbing, hot water and restoration.
Location and reuse
Residual value depends on a flexible open floor plate, parking, access, signs, clear height, exits and utility capacity. Locker rooms and fitness buildout can help another operator, but specialized plumbing, limited storefront or inadequate parking can make ordinary retail, medical or service reuse expensive.
Exit buyer
A credible package separates Planet Fitness brand recognition from the franchisee rent obligation and separates operating equipment from landlord-owned real estate. Documented franchise alignment, system condition, equipment ownership, parking rights and replacement-rent evidence reduce the uncertainty discount.
- The exact tenant and guarantor; most Planet Fitness clubs are franchised, so the public franchisor, a regional franchise group, a special-purpose lease entity and the address-level operator are not interchangeable
- Whether the location is franchisee-operated or corporate-owned, the remaining franchise and area-development terms, transfer approvals and whether the real-estate lease term and renewal options align with the right to use the Planet Fitness brand
- Remaining firm lease term, increases, options and every assignment, change-of-control, go-dark, continuous-operation, relocation, contraction, recapture, purchase, first-refusal and termination provision
- Contract rent and total occupancy cost compared with replacement rent for another fitness, medical, recreation, education or large-format service user after downtime, concessions, commissions, improvements and subdivision
- Club size, clear height, column spacing, storefront, emergency exits, floor load, acoustic separation and open-plan flexibility, including any mezzanine or second-floor access constraints
- Parking ratio and peak-hour demand, shared-parking rights, access, pylon signage, bike and transit access and any zoning, special-use or center restrictions on health-club occupancy
- HVAC tonnage and zoning, electrical service, domestic hot water, showers, locker-room plumbing, floor drains, ventilation, humidity control, fire protection and utility consumption
- Ownership and surrender treatment for cardio and strength equipment, tanning and recovery devices, lockers, showers, access-control gates, security, audiovisual, data, signs and branded finishes
- Responsibility for roof, structure, facade, HVAC, plumbing, electrical, fire systems, parking, drainage and restoration of penetrations or specialty improvements
- Financeability today and the written guaranty, lease runway, franchise continuity, replacement rent, capital exposure and reusable-box value likely to remain at resale
Accelerated depreciation potential
Potential can be meaningful when substantial landlord-owned site, utility and fitness buildout transfers, but the lease, franchise and equipment schedules, purchase-price allocation and a property-level cost-segregation study must establish ownership and treatment. No numerical deduction follows from the Planet Fitness name.
Accelerated depreciation is taxpayer- and property-specific. Land is not depreciable, eligibility can depend on a cost-segregation study, and passive-loss, basis, placed-in-service and recapture rules may affect the result. Buyers should confirm treatment with their own CPA or tax adviser.
The seller package buyers need
Good buyers move faster when the story is documented. Before discussing price, assemble the material that lets a buyer separate corporate credit, lease economics and residual real estate value.
- Executed lease, every amendment, guaranty, assignment, estoppel, SNDA, commencement letter and side agreement affecting rent or premises control
- Exact tenant and guarantor legal names, ownership chart, franchise-group identity and confirmation of whether the club is franchisee- or corporate-operated
- Franchise, area-development and brand-consent documents relevant to lease transfer or change of control, including term, renewal, default, de-identification and remodel requirements that may be disclosed
- Current rent, recoveries, increase schedule, options and every assignment, change-of-control, go-dark, relocation, contraction, recapture, purchase, first-refusal and termination right
- Survey, title, zoning, certificate of occupancy, health-club or special-use approvals, REA, parking and access agreements, sign rights, exclusives, prohibited uses and required landlord or center consents
- Premises dimensions, clear height, column grid, storefront, exits, loading, parking count and peak-use study plus HVAC, electrical, hot-water, plumbing, floor-drain, ventilation and fire-system capacities
- Inventory separating landlord-owned improvements from franchisee-, vendor-, lender- or equipment-lessor-owned exercise equipment, tanning and recovery devices, lockers, access control, security, data, audiovisual and signs
- Roof, facade, HVAC, electrical, plumbing, water-heater, fire-system, paving and drainage reports, open permits, utility history, moisture or indoor-air claims and near-term capital work
- Current club and lease status, notices, concessions, remodel obligations and available replacement-rent, competing-club, subdivision and alternative-user evidence
- Seller timing, debt payoff, exchange requirements, confidentiality needs and the diligence conditions required for a dependable closing
Missing information does not always kill a transaction, but it usually increases uncertainty. Buyers price uncertainty through a wider cap rate, a longer diligence period, additional contingencies or a lower probability of closing.
What a credible buyer-matching process should produce
Pricing range
A supportable range tied to the lease, current income, comparable offerings, debt conditions and property-specific risk rather than a generic tenant cap rate.
Buyer map
A prioritized view of the 1031, private, institutional and local-capital pools most likely to fit the property’s price, lease and real-estate profile.
Friction audit
The missing documents, landlord obligations, rent issues, site constraints and tax questions likely to slow diligence or reduce certainty.
Exit strategy
A decision on whether to market broadly, approach a focused buyer group, solve a lease or documentation issue first, or wait for a stronger selling window.

Request a confidential buyer-match review →Where Planet Fitness sellers can misread the market
- The Planet Fitness sign does not prove that Planet Fitness, Inc. owes or guarantees rent. Buyers verify the franchisee, lease entity, guaranty, ownership chain and any assignment history.
- The franchise agreement and real-estate lease are separate contracts. A property sale does not transfer the franchise, and mismatched expiration or renewal terms can weaken continuity of the branded operation.
- A club may remain open while a guaranty burns off, a franchise term nears expiration or the lease contains assignment, go-dark, relocation or termination rights that shorten practical income durability.
- Membership, club traffic and enterprise system growth do not prove address-level rent coverage or replacement rent; buyers account for downtime, concessions, commissions and conversion costs.
- Peak parking demand, noise, vibration and shared-center restrictions can constrain continued fitness use or create conflicts with neighboring retail and residential uses.
- Exercise, tanning, recovery, access-control, security, audiovisual, data and branded equipment may be leased, financed or removable and may not transfer with the real estate.
- Locker rooms, showers, plumbing, hot water, ventilation and heavy HVAC can create capital exposure, moisture risk and costly de-specialization for an ordinary replacement tenant.
- A quoted Planet Fitness cap rate cannot cure a thin franchisee guaranty, short lease runway, unsupported rent, deferred building systems or a constrained alternative-use case.
The most useful buyer is not necessarily the person who quotes the highest preliminary price. It is the buyer whose capital, diligence requirements and closing assumptions fit the property being sold.
